Decline Isn’t Inevitable

The Maturity Curve.

I’m a big fan of urban affairs blogger Aaron Renn.

His “Urbanophile” blog is a must read if you care about cities, regions and economic development.

Recently, he wrote about “Maturity Curves”, which I’ve become familiar with relative to product life cycles.

The curve starts with an incubation period that leads to a growth phase followed by maturity and then sadly decline.

Think of products like the iPod: Apple launched the device; it quickly gained traction; then it matured and stabilized before inevitably declining only to be replaced by the newest hot thing.

Mr. Renn believes– and I agree –that the maturity curve also holds true for cities and institutions.

They hatch, grow, mature and then decline.

But is decline inevitable? Or can you intervene to make sure that you either remain stable or in a healthy, sustainable growth phase?

I believe you can ward off decline, but it requires vigilance, self-awareness, a certain degree of fear and a willingness to iterate and innovate.

Let’s take a look at some local cities and institutions to show how the maturity curve works but also how decline might be avoided.

Boca Raton is an interesting case study.

From the outside looking in the city has an awful lot of positive attributes—great schools, universities, a terrific private airport, tons of jobs, beautiful parks and some strong arts and cultural institutions. But there seems to be a lot of angst over the direction of the city’s downtown, especially the nature of new development.

Proponents of growth point to the need for new development to create critical mass downtown while those who worry feel that the scale of the new development threatens to change Boca forever –and not in a good way.

It’s an age old argument that could lead to a type of “decline” if not addressed.

Boca has a tremendous amount of what a friend of mine calls “depth” so it would be hard to imagine the city declining in a way that it becomes blighted, but decline can be measured in other ways as well.

A polarized community ripped apart by divisive politics, infighting and nasty fights over projects can weigh down a community’s momentum over time. Social media gives fuel to the divisions. A cursory glance at some Boca related pages on Facebook sheds light on some of the flashpoints.

The debate brings back memories for those of us who have been through the growth debate in Delray.

When Delray Beach was split over Worthing Place (a six story mixed use project) in the late 90s, the city embarked on a Downtown Master Plan process in 2001 to forge a common vision for how the downtown would evolve.

An outside agency—in this case the Treasure Coast Regional Planning Council—was brought in to facilitate a process that encouraged community input from a broad range of stakeholders. What emerged was a consensus blueprint that addressed hot button issues including height, density and even race relations.

While the Master Plan process did not eliminate differences of opinion nor prevent controversy, the plan was embraced by a large cross section of the community and enabled projects to be green lit or voted down based on whether they fit the vision forged by the community. And that’s the key isn’t it: a vision forged by the community and implemented by elected officials, city staff and agencies.

Whenever I see communities slide into the muck, it’s often because the community has been cut out of any meaningful discussions on the future.

Delray got in trouble when we failed to realize that visions age and need to be renewed to reflect changing times and changing populations.

The hard feelings magnify when civic leaders fail to defend or understand previously adopted visions. What follows is often Monday morning quarterbacking in which past visions and strategies are questioned and disparaged. This really doesn’t serve a productive purpose. Assigning blame is hardly ever a tonic and rarely productive. What is productive is renewal.

Cities decline when visions dry up and aren’t refreshed and or replaced. You can’t fly safely without a net. It’s just that simple.

Delray’s Downtown Master Plan was hardly perfect, but it worked and it was implemented. It was incubated by hundreds of people who engaged in the process, we saw planned growth (downtown housing, the development of mixed use projects, investments in infrastructure, a race relations process that extended the downtown to I-95 etc.) and some maturation too.

Here’s a refresher summary. Delray’s Downtown Master Plan championed the following:

–A gateway feature to let people know that when they exited the interstate they were entering a special place and that the downtown extended from I-95 to A1A.

–The notion that design was more important than density. Rather than be caught up in numbers, the community should embrace well designed projects that look good and feel good in terms of scale, architecture, function and fit.

–A mix of uses was important and there was a need to break out from a sole reliance on food and beverage. Offices, retail, housing and entertainment uses were important to create a year round economy and a sustainable downtown.

But aside from policies that encouraged housing, sidewalk cafes, walkability and mixed use, the Master Plan process and past visions processes gave rise to a philosophy as well.

Here are just a few tenets:

–Complacency is a killer. When it comes to the downtown and other parts of your city, you are never done.

–The downtown is the heart of the city and you can’t be a healthy community without a healthy heart.

–You can and must do multiple things at one time—work on your downtown, focus on your neighborhoods, preserve history, invigorate other parts of your city, encourage sports, culture and art.

—Even though you don’t directly control schools, cities should take an active role in education.

So how do we avoid decline?

Cities decline when bedrock principles driven by personal preferences and priorities take precedence over values forged by the community.

That doesn’t mean that these values are written in stone and can’t be changed or amended over time. Indeed, they should be.

But that requires effort, engagement and a replacement of values, goals and visions.

When downtown Delray began to flower as a result of visioning and investment made in the late 80s and early 90s before taking off in the early 2000s, there was scant competition.

Downtown Boynton didn’t exist and while Boca was always a strong neighbor its downtown was also pretty much limited to Mizner Park and before that a failing Boca Mall.

Downtown Lake Worth wasn’t much competition at the time, there wasn’t a whole lot happening in Pompano or Deerfield Beach and West Palm’s Clematis Street was in a boom bust cycle.

Today, all of those cities are investing, have great restaurants, amenities, events and a fair amount of buzz.

We are not alone anymore—there is really good competition coming from nearby cities.

I don’t mean to take away from the achievement that was the redevelopment of the downtown because it was a remarkable turnaround, but in those days there was not a lot of competition and so we attracted consumers from neighboring cities and from our western neighbors who now also have options including the Delray Marketplace.

If we don’t realize the changing landscape we risk decline.

Today, there are tons of great restaurants, activities and events happening throughout the region.

If we become complacent and or give away what made us special, we are at risk.

The maturity curve affects cities, just as it affects iPods, Blockbuster video and cherished institutions such as Old School Square.

We need to wake up a little scared every morning and stay one step or two ahead of the competition.

Failure to do so, can be fatal. No city, product, company or institution is bullet proof.

A North Star Is Essential

As a close observer–and one time participant in city government– the biggest lesson I have learned is that cities get in trouble when they don’t have a ‘North Star’ to chase.

A North Star is another term for vision—an overarching set of goals that is compelling enough to include and excite just about everyone.

The vision should be citizen -driven, i.e. it must originate from a cross section of people in your city and it must be big enough to inspire as many stakeholders as possible.

The North Star must appeal to young and old, black and white, retiree and young professional.

Again, it can’t come from on high (elected officials or senior staff) it must come from the grass roots.

But it’s up to the grass tops (elected officials and senior staff) to deliver results. Elected leaders can lead the effort, they just can’t dominate it. If it’s going to last, it can’t be about them. It has to be about the community.

Having a compelling vision is your best economic development incentive and the best marketing possible for your city. If you sell the vision and that vision makes sense, it will attract investment, draw residents to your city and spark civic involvement.

How do I know this?
Because I saw it happen in Delray Beach.

There are several Delray examples of North Stars and if we value history and we should, now is a good time to take a look back so that we can find a way forward past division, dysfunction and inertia.

The Mayor’s 1984 Atlantic Avenue Task Force focused Delray on the potential of its historic downtown and on the threat of a DOT plan to convert the avenue into a high speed hurricane evacuation route.

The Mayor and Commission at the time wisely knew that a high speed road would ruin any chance of redeveloping the avenue into a pedestrian friendly warm and inviting place.  As a result, it was a hugely valuable effort—that warded off the state’s plans and gave our downtown a chance to succeed.

But, it was Visions 2000 that would prove transformational.

A cross section of citizens came together in the late 1980s to envision a better future for all of Delray Beach.

At roughly the same time, a citizen driven movement—launched by a home builder/developer but quickly joined by a large coalition of the willing—focused the city on the need to upgrade local schools.  The North Star spoke to the need and the potential: Delray schools needed help if we were ever going to attract families and businesses and if we worked together and partnered with the School Board we could make things happen.

“Sharing for Excellence”—spearheaded by Tom Fleming but embraced by citizens and the city’s leadership–gave us magnet programs such as the Montessori at Spady, a new Carver Middle School and a range of other upgrades. It positioned Delray as an active participant in local schools and we became the first city to hire an Education Coordinator and form an Education Advisory Board. I still remember a fateful lunch at the old Annex in Pineapple Grove when Janet Meeks, then a planner, presented her ideas to be our first ever Education Coordinator. We made the move and Janet has delivered remarkable results, including a third All America City thanks to the success of the Campaign for Grade Level Reading that she has led.

We had the confidence to experiment because of Sharing for Excellence’s vison and the momentum and culture it created.

The spirit of the times and the excitement of the possibilities spurred the Chamber of Commerce to raise money for schools through an Education Foundation and created inspiration for building a new high school with career academies, including a Criminal Justice Academy staffed by local police officers. And the list goes on; including a vocational charter school created by our two employees of our Police Department (first ever in the state to do so I believe) and programs such as Eagle’s Nest, in which students in Atlantic’s High School Construction Career Academy built affordable homes on lots donated by the city and financed by the CRA. That’s cool stuff. And it changes lives—students found careers and productive lives as a result of these programs.

Creating a citizen driven North Star provides a clarion call for involvement and also inspires people to get off the sidelines and get involved in the community.

Visions 2000 had an even more profound impact leading to the Decade of Excellence bond—a huge investment that taxpayers overwhelmingly approved. Imagine that: taxpayers voting to go into debt and raise their taxes so that they can improve their city. Those types of votes go down in flames if they are driven by elected leaders and staff without public involvement and buy-in.

While the investment was huge–$21.5 million for infrastructure and beautification, the equivalent of $42.7 million in today’s dollars—the city successfully implemented the list of projects giving citizens’ confidence in their local government’s ability to deliver. That’s invaluable, because it allowed future commission’s to make other big bets and it’s the big bets that distinguished Delray as a great place to live, work, play and invest.

The successful implementation of the Decade of Excellence bond allowed a commission that I served on to move forward with an ambitious Downtown Master Plan, Cultural Plan, Southwest Plan, Congress Avenue Plan etc. Every one of those efforts included and were driven by grassroots involvement and passion, especially the Downtown Master Plan and Southwest Plan—the grassroots telling the grasstops what to do.

As a policymaker, it’s wonderful to have a North Star—a vision plan that you can follow.

First, it helps you prioritize spending/investment and it helps you make hard decisions. For example, when faced with a tough vote— on say a development project —it helps if you can tie the decision to the vision. It also helps you say no to things that just don’t fit.

Elected officials get in trouble when they fly without a net—and often times you see them lean on personal preferences, their own pet peeves, personal agendas etc. in the absence of an agreed upon vision. You also see them begin to squabble, because it’s hard to be a “team” if you don’t have a playbook. Commission tension leads to dysfunction, inefficiencies, wasteful spending and a dispirited staff. When scared, bureaucracies freeze. It’s safer to do nothing than to make a decision that may upset a faction on the commission. This type of culture is not a recipe for progress or problem solving.

The worst officials use their positions to exert retribution—which leads to all sorts of issues including a form of ‘pay to play’ in which individuals and business owners feel they have to spread money around at election time or risk seeing their projects killed as payback for failing to pony up. Cities without an adopted vision or North Star create vacuums that are often filled by political bosses who lurk in the shadows to reward friends and punish enemies. Serious investors shun these types of cities because the risk is just too large and the price of playing ball is too high—both financially and ethically.

 

Still, even if you are in service to a vision there is ample room for personal judgment and discretion if you are a mayor or council member. And it doesn’t mean you can’t pursue some of your own ideas if you are talented enough to convince your colleagues and lead the public to a new understanding on issues. That’s called leadership.

It’s also important to note that North Stars and vision plans –even when created by lots of people –are not immune to political opposition.

The Downtown Master Plan is a case in point. We had hundreds of participants involved in the plan from all parts of the city but when it came time to vote on projects that supported the plan, we still had vocal opposition, typically from people who didn’t bother to show up at the variety of charrettes, workshops and presentations held throughout the community.

That’s OK. But it’s also a test of leadership.

Do you abandon the plan at the first sign of opposition?
Or do you use the occasion as a “teachable moment” to defend the plan, explain why it works and vote accordingly?
Delray was known as the city that stuck to its plans and didn’t let them gather dust on some shelf in the back corner of the Planning Department.

That’s why we came from where we were in the 80s—blighted and desolate—to where we are today.

I know that modern day Delray is not everyone’s idea of a good place. But what we see is largely what was planned (by citizens and implemented by staff and elected officials over a long period of time).

Sure not everything turned out the way we thought it would—and that is inevitable too. Economic conditions, changing trends, private property rights and the free market play a major role too. For example, I don’t think anyone anticipated rents on the avenue that in some cases exceed $100 per square foot or commercial properties selling for over $1,300 a foot. In the 80s, we had a high vacancy rate and rents were $6-$8 a foot.

Still, by and large, we envisioned, planned and worked to create a vibrant small city—and we got one.

I happen to love it. So do many, many others.

But all cities are works in progress and visions and North Stars need to be renewed.

My friends Chris Brown and Kim Briesemeister wrote a book about just that called “Reinventing Your City”. Their theory is that cities have to be reinvented every 20-25 years.

If you reinvent and find a North Star to strive for, you’ll thrive. If you fail to do so, you’ll drift…dangerously I venture to say.

We are overdo. We need a North Star, a unifying vision that can bring a divided community together.

We also need citizens to participate and leadership to defend the people’s vision. That’s the formula for a happy and successful community. Easy to articulate, hard to attain. But it has been done and we can do it again.

Old School Square Makes Us A Village

The anchor is a beacon.

We went to a great party Sunday afternoon to celebrate a generous donation to Old School Square.

And we were reminded about how art builds community.

Margaret and Robert Blume stepped up to make the transformation of the Cornell Museum possible.
When the newly renovated museum re-opens in November, we predict that visitors to the space will be amazed.

As Old School Square CEO Rob Steele puts it: the museum will become an important community asset for Delray Beach with profound and enduring benefits.
That’s exactly what it should be. Community museums and art centers are meant to be treasured assets valued by residents, tourists and artists.

None of this would be possible without the generosity of donors like the Blume’s, dedicated staff (and Old School Square has a terrific staff), a committed board, volunteers and a supportive city.
It really does take a village.

The Blume’s were taken by Old School Square’s story and it’s importance to the community and stepped up as a result.
Let’s face it, when it comes to philanthropic dollars there is enormous competition. You have to have a compelling mission and an ability to deliver in order to stand a chance with so many worthy causes to choose from.

Those of us who are board members and fans of Old School Square are hopeful that others will be inspired to step up and help Old School Square in its important mission. Rob and his dedicated team have created naming rights and other opportunities for philanthropy and involvement.

Here’s hoping that many seize the opportunity to shape the future. Old School Square is a special place and plays a central role in our community.

I’m reading a great book by musician Dar Williams called “What I Found in a Thousand Towns” which is devoted to the observations of an artist who has spent a life on the road.
Ms. Williams is a self taught urban anthropologist and her eyes have been trained to see what works in towns she visits that thrive.
In her book, she notes a concept she calls “positive proximity” —or the creation of spaces where people can gather, meet, talk, experience music, art and community.
Sound familiar?

That was the genius of Frances Bourque’s idea when she looked at a dilapidated old school sitting on the very best real estate in town.
She saw a place that could be the focal point of our city. A place that could build community.

Over the years, Old School Square has delivered.

It’s where we practiced for our All America City awards, where we gathered to light the Christmas tree and Menorah, where we thanked volunteers, where we held a vigil after 9/11 and where we met as neighbors to discuss race relations.
It’s also where we met to discuss our downtown master plan, where we have lit unity candles on MLK Day and where we attended weddings and other important personal celebrations.
In its classrooms, we have seen artists of all ages learn and explore their passions. On its stages, we have experienced magic.

Old School Square is our most important asset. It belongs to everyone. It honors our past, informs our present and speaks to our future.
And it needs our help. Now more than ever.

We need to complete our parks plan, reinvent for the future and make the most of the amphitheater.
If we fulfill its promise, we will remain a strong community. In  a world that’s increasingly polarized and growing more remote thanks to technology (and fear of one another) we risk losing “positive proximity.”
That’s a loss we may never recover from and will be sure to regret.
Old School Square was the key to Delray’s revitalization three decades ago. It’s even more important to our future.

The Genius of Creative Mornings

Creative Mornings Palm Beach is attracting big crowds to their monthly events.

Editor’s note: I had the opportunity to speak last Friday at the Arts Garage to Creative Mornings Palm Beach. It was a thrilling experience. I have been asked by a few attendees to post my remarks, which are mostly accurate, but I did veer off on a few tangents. The talks are videotaped and live streamed so the actual talk should be posted on the Internet soon. In the live event, I thanked my dad, for being an inspiration and guiding star. He was in attendance, which was very special. Special thanks to Yulia, Amber, Nichole, the Arts Garage, Marjorie Waldo and the Creative Mornings team for giving me the opportunity.

Good morning…

I’m going to start with a confession….I am not a genius.

That’s probably not a surprise or a revelation to those of you who know me.

But I believe in genius.

I have seen genius and I appreciate genius—and I’ve learned that while genius is important to success, it’s not essential… there are ways we can tap into genius without actually having to be one.

There are ways we can leverage genius by using the work of great artists, great leaders, great entrepreneurs, great musicians—to inspire us and help us improve our world.

This morning, I want to share a little of my story with you and how I’ve found the motivation to take risks, overcome fear, try new things and hopefully find a way to make my little corner of the universe just a little bit better.

First, let me say that I’m inspired by genius every day…

The Beatles.

Bruce Springsteen.

Abraham Lincoln.

Winston Churchill.

Martin Luther King Jr.

Nelson Mandela.

Maya Angelou, Joni Mitchell, Frank Lloyd Wright..

Geniuses….whose body of work motivates us to dream, strive and aspire.

But even the geniuses can’t do it alone…and that’s my message this morning.

If you are a genius, you still need a team….—Steve Jobs had Steve Wozniak, Johnny Ive and thousands of employees…some of whom work at the local Genius bar. Mark Zuckerberg connected 2 billion people on Facebook but he needed Sheryl Sandberg to scale his platform…

Lincoln put together a team of rivals—to win the Civil War and preserve the union.

Even Bruce Springsteen has the E Street Band….or as he describes them—and I quote: “the heart-stopping, pants-dropping, house-rocking, earth-quaking, booty-shaking, Viagra-taking, love-making -Le-gen-dary E – Street – Band!” ….Which includes Delray resident Max Weinberg…who has become a friend of the Arts Garage and this city.

No man or woman is an Island. Genius or no genius, nobody can do it alone.

The best way we can move forward as a culture is to harness the power of people to build community.

There’s genius ready to be tapped, created and deployed —anywhere –at any time– for anything—if we take the time to build community….

There’s no problem we can’t solve…no challenge we can’t overcome –if we build community.

I believe, that if we cultivate genius, nurture talent and encourage aspiration we can move mountains…we did it in Delray, I’ve seen it done elsewhere, it happens in business and it happens in organizations too….to capture genius is to embrace the magic of the crowd….to be open to ideas and imagination….

And consequently, there is a price to pay if we don’t engage and make connections…

If we tell people to go elsewhere to pursue their dreams—we will lose not only our present —but we will squander our future too….

Genius unites….it brings people together around ideas and visions of a better future.

Genius incites…the ideas that you have to fight the hardest for are often the ones you will be remembered for. (Let me say that again)….Everything that people now love about Delray Beach faced initial and often strong resistance…but if you believe in your vision, if you persevere—over time, you will make real and lasting change.

Genius also excites….it makes you feel alive with possibility and hope, but genius can’t take root and spread if it’s isolated and alone.

I attended my first Creative Morning….last month in Boca. And frankly, I was blown away.

I walked into that meeting not knowing what to expect…and in need of community and inspiration…

We live in a very challenging world…the news can be heartbreaking and overwhelming, the personalities we confront on a daily basis can deflate even the most optimistic among us.

And so I walked into Creative Mornings… feeling a little lost …as if I was at sea without any navigation—I felt a little lonely and exhausted that day…which I think all of us feel from time to time.

We are living in significant times…our anchors are being ripped from the ground…our world is moving so fast and I’m not sure if we are always aware of what’s happening.. It can leave us feeling unsure and unsettled…..

And then I met you …and the sense of community I felt in the room awakened something inside of me…it awakened my belief in community

and in leadership…

and in entrepreneurship—the three pillars of my life outside of  family and friends.

There is power and beauty in what you are building here with Creative Mornings….

your inclusiveness, your openness, your energy and your warmth not only impressed me but it moved me…

there is genius in what you have tapped into and it shows leadership, it builds community and it nurtures creative entrepreneurs. And our world needs what you are creating—now more than ever.

So I feel at home here with you….And this morning I want to share a little of my story and some thoughts on genius and how it relates to your work and our world.

One of my favorite quotes about genius is the following by moral philosopher Bernard Williams: “Talent is a flame. Genius is a fire.”

I’m impressed by talent…but I am awed by genius.

I am also inspired by genius…as I think most of us are….genius is what moves us….it stops us cold and it makes us pay attention. And when you are exposed to genius—it starts a fire and it changes the world.

For me, genius is a step or two beyond excellence….it’s something you feel. It hits you…stops you cold, and makes you reach for the railings because once you see it…you can’t go back….It looks like this…(cue Bruce Springsteen video).

As I mentioned, I am not a genius. But I think we all have the ability to tap into genius and in some ways we have a responsibility to do so.…

I showed you that clip of Springsteen at age 25…because there’s something about him that spoke to me on a visceral level…moments in his songs that hit me deep in my soul and listening to him made me want to go out and do…(pause)… something….to do something of significance with my life.

I wish I could write like Steinbeck, or think like Seth Godin, or scale like Mark Zuckerberg or write songs like Bruce Springsteen….but I can’t….Still, I’m here to say that accomplishment and achievement are possible if we dare to try…if we allow ourselves to experience life. If we don’t play it safe and succumb to fear.

I use the geniuses that move me as fuel…a great song gives me faith in the future and great writing makes me want to write—so that maybe I could taste— if just for a moment— something magical.

So we should seek genius—that magic….in our businesses and in our communities…., it’s there to be discovered and awakened.

It’s waiting there for us to be leveraged and turned into something positive and special. And that’s what we did in this city by reaching out to the stakeholders of this community and asking them what they wanted to see their city become. When we did that—through visioning and civic engagement—we tapped into the genius of this city. And we were able to move mountains as a result. This kind of magic is available to us as entrepreneurs and artists…if we reach out to our audience…if we devote ourselves to making their lives better.

So how did I get involved in this kind of work? I have no idea…

This is a picture of me…on my first day of college.

I’m 18 or 19…I’m away from home for the first time in a place called Oswego, NY, a world away from my Long Island roots.

This young man….who I barely recognize as me….has no idea what’s in store for him.

I had never heard of Delray Beach…had never dreamed of being mayor of a city….and I had never met a person from Pittsburgh PA….

And yet those three things—Delray, serving as mayor and marrying a woman from Pittsburgh would completely shape my life in magical ways that I could not have fathomed way back when….

I moved to Florida after experiencing several Oswego winters…which by the way last 11 months a year.

I came here to be a newspaper reporter….and trade endless winters for endless summers. My best friend lived here and I thought it would be nice to be in the sunshine.

And then I fell in love with this little city…because I saw its potential and its possibilities and I was attracted by the leadership that was here and by the vision that was just starting to take shape….First I wrote about it for a newspaper and then I decided to help make it happen.

And we did….

We got a lot done…

It was a team effort, it was fun. It was thrilling. It was also exhausting and at times stressful.

But a group of people worked together over a period of years because they believed in this place, they believed in each other and they believed in the value of creating a better future for ourselves and our children. What a concept….why can’t we embrace that philosophy for our country?…find a unifying vision and work together to bring it to life….

If I were a genius…I probably would have had a solid plan for my life based on that genius….John Lennon knew he wanted to be a musician from the time he was a young boy.

Scientists and engineers are fueled by their interests…Me…. I was trying to figure it out on the fly…

I always enjoyed writing….but I also knew that I was never go to be a Hemingway or a Pulitzer Prize Winner…But I discovered that I enjoyed people, that I loved to connect and that I had a passion for cities and an entrepreneurial streak…and so Delray resonated with me….

I saw in this city a chance to be a civic entrepreneur and inspired by local leadership I decided to run for office, about a year after I lost my mother to cancer.

She died at a young age…and I saw how life was fragile and that tomorrow was not guaranteed and so I made a conscious decision to say yes to things….even though I was afraid, way outside my comfort zone and not really sure I had leadership skills.

But Delray’s formula…its secret sauce of involving people— spoke to me. I also saw that it got results and that in small cities you can make big strides pretty quickly if you want too…if you harness the genius and talent in your community.

It’s a simple concept—there’s nothing in that success formula that is complicated or requires an Albert Einstein like brain. But there was genius in the simplicity of engaging the community’s stakeholders, forging a vision for a sustainable future and having the courage and the fortitude to stick with it—despite the roadblocks, despite the naysayers, despite the people who tell you that what you want to do is impossible.

We heard all the excuses– the instant you announce an idea you can count on the critics to whack you over the head.

. So what do you do when you encounter resistance…

My advice—listen.

Listen to the critics—and then defy them. Dig deep and make it happen. Or as Steve Martin advises…Be so good they can’t ignore you…

And I realize in preparing for this creative morning…that while I am not a genius, I was surrounded by a few…

talented leaders, incredible entrepreneurs, amazing public servants—and together we captured genius and we built a place and a vibe that made us fall in love, encouraged us to take risks on businesses and projects and compelled us to keep going when the going got rough…and we all know —it always gets rough.

I kept going…through the loss of my mother—who was my biggest champion, the end of a marriage, a terrible accident that almost took my father, through hurricanes that exhausted me, controversies nearly every week, protests and the shooting of a 15 year old that challenged all of us—-we kept going.

And because we created community….because we harnessed the genius of our citizens, we survived it all—whatever was thrown at us– and we thrived.

My adventures in local politics….opened up my world.

I went from a journalist—a noble profession to an elected official—-which should be a noble profession—to business and entrepreneurship….where I have been able to apply the lessons that I learned over the past 30 years….

And that’s how those of us who aren’t geniuses can succeed…by finding good people, understanding that you are never the smartest person in the room and by committing yourself to lifelong learning and experimentation.

I am as curious and as aspirational today….as I have ever been. Probably more so. Because in 8 days I will be 53…and while I still feel that is young, I can see old age for the first time…it’s out there…still hazy…but I see it…it’s coming. If I’m lucky…So I have a renewed sense of urgency…

And I wish that I had five lives to live….because there is so much that I want to do and experience. So many people I want to learn from…so many people I’d like to help.

I think it’s important to share actionable lessons…so I will conclude with a few from the geniuses I have encountered and studied….in the three important areas of my life…leadership, entrepreneurship and community..

First leadership…

From Churchill and Lincoln….I learned about the power of belief….Churchill’s belief that England would never be defeated and Lincoln’s belief in our better angels…these leadership lessons that we can all use regardless of where we are in life.

Failure was not an option to Churchill, because he knew failure to beat the Nazi’s meant certain death for his country and the values that shaped western civilization. Lincoln understood his weaknesses and sought to build a team that bolstered his blind spots—He was a strong enough leader and a secure enough person to surround himself with people who held different views.

I’m no Lincoln or Churchill…but I believe that leaders at all levels of life can learn from their example….I did not fight a World or Civil War when I served as mayor…but I was challenged– as we all are– by events that are out of our control….my biggest challenge was trying to keep our city together in the wake of a tragic shooting that took the life of a 15 year-old boy named Jerrod Miller.

Jerrod was shot and killed by a rookie police officer outside of a school dance in the southwest section of Delray… there is no playbook when these tragedies happen…and so you have to rely on your team and your own inner reserves in order to keep the community from spiraling out of control.

Jerrod was shot exactly 5 years before Trayvon Martin was killed by a neighborhood watch volunteer in Sanford, Florida and we all saw what happened in Ferguson and Baltimore after Freddie Gray…

My best advice to any of you who might face a similar challenge is to channel Lincoln and Churchill…to reach deep and lead with your heart.

I had a 15 year old daughter at the time…so Jerrod’s death was something that struck me very deeply. Because I could not imagine losing my child in such a way…or in any way for that matter.

And so I followed my heart…

I met with everyone who would see me and I absorbed the anger…the love…the pain…and the hurt….all of which was directed at what I symbolized at the time—the mayor of our city and all that title implies….

And I realized it really wasn’t me who was being yelled by some…and in many ways it wasn’t me who was being hugged by others…I was a receptacle for the slew of emotions we were all experiencing.

My friends, I will say it’s a strange job when in the course of a day, you are told that you are evil —and told you are loved…

We made a choice to survive during that tough time.

We made a choice not to destroy what we had built here..that choice was possible in Delray because we had made the investment in community that places like Ferguson didn’t…that was our genius…

….Some of us grew closer…a few of us grew apart…but none of us emerged from the experience unchanged….we learned to face the anger and the pain and the heartache with compassion.

Great leaders, great mayors work to make their communities more caring, inclusive and collaborative. They seek to unify, not divide. They seek to create a reservoir of good will…which makes it possible to weather any storm….

Lessons from the genius of Entrepreneurs….

This is where we can find a slew of geniuses….Jeff Bezos, Bill Gates, Seth Godin, Richard Branson and the list of entrepreneurial genius goes on and on…the common thread—fire…they all have a fire to see their visions come to life. They have an ability to dream and to execute…they know how to build teams, they know how to scale, how to market, how to make us long for things we never knew we wanted….

They blaze a path..they are mavericks….originals….they are geniuses….

So the longer I am in business….the more projects and entrepreneurial endeavors I am exposed to or involved with– from Hot Sauce and Beverages to restaurants and real estate— the more I realize how much I don’t know. But that’s OK.

Because we can learn from the entrepreneur…we can see the common threads: their ability to take risks, their vision, their belief in their ideas, their passion to bring those ideas into the world. And if we dig deep, we realize that there are virtually no overnight successes…there are always obstacles, always challenges, always setbacks…but the ones who win are always the ones who persevere.

Celsius our beverage…just announced a record setting quarter—an overnight success a decade in the making…there are no shortcuts…it is not a straight path…hang on is the best advice I can give you or fail fast, learn and do something else. Each of us has the ability to be resilient…grit is what succeeds, even more than genius….

In my Community work.

I was fortunate to be exposed to three geniuses in my community life…two mentored me and one married me…

My two mentors were our former Police Chief Rick Overman who I write about extensively in the book. He was the best manager/leader I’ve ever observed up close…his genius –and it was genius –was his incredible ability to inspire and empower his staff to do amazing things from bringing down drug rings and fixing neighborhoods to building a reservoir of good will in communities that were hard to reach.

When he came to Delray, the Police Department was the biggest issue in town….within a year it was arguably our biggest strength and the work of that department paved the way for remarkable success and investment. There is no Delray as we know it…without Rick Overman. He was genius…a visionary chess player always six moves ahead of where things were going…His success formula: empower others in your organization and you’ll soar.

Mayor Tom Lynch was another civic genius…he put the city on a track that enabled success and enabled guys like me to move the ball forward. Tom was an astute businessman, steeped in policy and very sure of his instincts and philosophy. I saw genius in him….he believed when others didn’t —and it made all the difference. He was the one who sat me down and encouraged me to be involved…geniuses inspire…and that conversation has fueled the last 20 years of my life. His success formula: Government can and should be entrepreneurial, take some risks…make it happen.

And finally, there’s my wife, Diane….who led our planning department and our Community Redevelopment Agency to new heights….she was a managerial genius….able to motivate staff, manage a board, navigate politics and race relations….she’s very smart—terrible taste in men– but very smart.

….I would label her a genius because she was able to see the forest through the trees and able to focus on the big picture and the details too…..Not too many people can do that…

She also is able to tolerate me…not too many people can do that either —which requires a very special level of genius. Her success formula: Never take your eye off the big picture, adopt a vision and get it done.

I want to conclude our morning of genius with a real quick diversion to music….which means the world to me.

And the two musical geniuses—among the many that I have found and enjoyed over the years—that I want to share with you are Springsteen and The Beatles….

Genius is timeless and both of these artists have created a musical canon that has stood the test of time….

Genius is also visionary…both of these artists have a vision and a message they needed to share with the world and their message was so resonant…that it is appreciated worldwide regardless of culture, age, geography, race or religion….

For Springsteen the vision was to take us on a musical journey and to focus on life, work, love, our towns, our country, our dreams, our frustrations, our triumphs and our aspirations.

His work has inspired me in my civic life, my family life and my entrepreneurial adventures….

His music is about breaking free of shackles and expectations of holding on to our dreams even when…especially when— they are challenged….

Not all of his characters make it….but all our fighters and in my darkest moments….facing cash flow issues in business, trying to keep a city from imploding after a racially charged shooting …I have found salvation, solace and hope in Springsteen’s words and music. We were both born to run….

That is genius…

As for the Beatles….their genius can be summed up in 5 words…All You Need Is Love.

And That’s a Perfect sentiment on which to end….thank you.

Q: What’s A Park? A: Everything.


We’re just back from a long weekend in New York City.
We stayed in the landmark Essex House on Central Park South and found ourselves spending a great deal of time in the 840 plus acre park.
The weather was glorious and the park was alive with dogs, children and people of all ages.
It seems like every time you venture into the park you discover something different and interesting.
The park is clean and you feel safe, a marked departure from when I grew up when popular culture and the news warned you about the perils of the place. That New York, which included a seedy Times Square, dangerous subways and Guardian Angels, seems like a distant memory.
Much has changed about New York some of it good, some of it not so good.
Inequality and gentrification are front burner issues and so are the losses of landmark businesses chronicled in the great blog “Vanishing NY” which is now a book on my must read list.
But a few things remain true to the Big Apple. The city still pulses with culture, energy and art. And its parks, particularly Central Park remain extremely important to the city’s soul.
Great parks enhance cities immeasurably and Central Park in New York and Millennial Park in Chicago are perhaps the two best examples of that theory.
When I was on the City Commission in the early 2000s we endeavored to enhance Delray’s parks authorizing a parks master plan that ultimately led to a parks bond.
One of my colleagues on the commission felt that our parks lagged other cities and that we were too much about ‘swings and slides’ and not enough about creating memorable spaces that would attract people to use our open spaces.
As was the style of the time, we consulted with the community and crafted a spending plan to address what we were hearing from parents, kids, seniors and other stakeholders.
Out of those efforts came the idea to create a large “Central” park at Old School Square replacing a surface parking lot with a mixed use garage and creating more open space near the center of our downtown.
Twelve years later that vision remains an unfinished goal. We have the open space, the amphitheater and garage (and the Arts Garage), but we envisioned more. Much more. The time has come to finally seize that opportunity.
A years long visioning exercise by the public is complete and I sure hope the powers that be fund the plan. It will be an important investment and will create enormous value.
Parks are hugely important statements that cities make.
They are critical investments that yield returns both tangible and intangible.
Similarly, failure to invest in open space  also makes a statement–not a good one.
As we watched kids wandering the zoo, dogs jumping in a fountain and couples walking hand in hand through Central Park I turned to my walking partner–who also happens to be my life partner –and said: “if I lived here I’d be in this park everyday.”
And that’s the key to a great public space: places where you can enjoy peace and quiet, spots to picnic, places to write, paint and read and places to exercise and celebrate (festivals). And yes, spots where you can take your dog. Places you want to be every day.

Prepping For the Barrage

Promises, Promises.

Its election season in Delray Beach and the knives are out.

Sigh.

Over the next several weeks you will hear the following tired old phrases. So if your new to this or just plain curious, we thought it might be helpful to provide a glossary of terms.

“Special interests.” -anyone with a profit motive or an opinion contrary to those who really know best.

“Developers”–usually described as greedy, corrupting and insensitive to neighbors. You know, bad hombres.

Dark Money”-money given to PACs usually by greedy self -interests.  Of course, it’s OK for the “pure” candidates to hide the sources of their cash.

“Puppets”–corruptible elected officials who are typically weak and told how to vote.

“Puppeteers”–those who direct the puppets.

 “Overdevelopment”–most anything proposed in the central business district even if it meets the city’s rules, fits into citizen adopted plans and replaces blight or functionally obsolete buildings.

 “Recovery”–refers to the recovery industry includes sober homes.

“Lobbyists”–those who register to advocate for a particular good, service or project.

“Chamber types”-mostly small business people who care about the city. Some live and work here. Some just work here–that’s often not good enough for some despite the fact that some of Delray’s most valuable contributors have actually lived outside city limits. Also referred to as “good old boys.” Reality: step into the Chamber and you’ll see a lot of new faces, (and some older ones) and a whole bunch of smart women running and growing businesses.

“Slick consultants” – usually referring to the political type. If you use them you are not to be trusted. But frankly, trust has nothing to do with consultants. If you can be trusted you can be trusted. If you can’t, it’s usually not because you engaged someone to help you run a campaign.

 “For profit event producers”-those who stage events to make oodles of cash. PS. They typically don’t.

 “Resident taxpayers”—As Tarzan might say: renters no good. It also sometimes implies that business owners who live elsewhere are not qualified to volunteer for City boards even if they care, pay tons of taxes, donate handsomely to local nonprofits and want to serve and have the chops to do so. And sometimes it refers to people who live here and pay taxes.

“Out of control” –usually refers to events, development, spending etc.

You’ll soon be barraged by mail, robocalls and social media messages that will paint a dark picture outlining threats to the Village by the Sea by dark, greedy forces who ignore the people unless of course you vote for the protectors who will magically lower taxes, fight crime, stop overdevelopment, fight special interests and shut down sober homes.

You’ll also hear that while they care and have pure motives their opponents…oh their opponents…well they are just plain evil. Bought and paid for by dark money forces aiming to destroy our way of life.

What you are unlikely to hear is reality or any ideas. Oh they’ll say they have plans but you’ll never see details.

If I sound cynical maybe it’s because I am. Can you be a cynical optimist? I don’t know, but I do see bright skies ahead once the dust settles anyway that’s another blog.

But I would love to be wrong.

Wouldn’t it be refreshing if candidates would just level with the voters?

What would that look like?

Well it might include the following:

We have a pretty terrific small city.

Lots of things have gone right.

Lots of value has been created out of a town that could have easily gone the other way.

Like so many other cities have.

But this town had guts. This town had vision. This town had leadership. And a great deal of unity too.

Great things were achieved. But more needs to be done. Too many people and neighborhoods have been left behind. And there are challenges and opportunities galore.

Schools that need attention—and yes the city has a role and there are ways to make a difference.

Too much property crime—if you don’t feel safe in your home and neighborhood nothing else much matters.

Opioids and terrible sober home operators who are exploiting people pose grave problems—but the issue is full of layers and complexities that don’t lend themselves to sound bites. A little empathy for people doing wonderful work in this field would go a long way.

Kids are dying. On our streets. Needles are everywhere. It’s taking a toll on our police officers and firefighter/paramedics. Our city needs great officers and firefighter/paramedics and they need to be supported not just with words (which are important) but with policies that ensure we are competitive and can attract and retain the best talent around.

Rising property values have made commercial rents skyrocket and many treasured mom and pop businesses are threatened as a result. This is a blend of “irrational exuberance” (and 1031 money sloshing around) and market acknowledgement that investors see great value in Delray Beach. But if we think the downtown is bullet proof, guess again. In order to remain sustainable, we need a mix of uses and more good jobs to complement a food and beverage based economy. Tourism is critical, but so is finding space for businesses, young entrepreneurs, family entertainment etc. We have to be concerned about demographics and keep our central business district attractive to people of all ages.

We lack middle class housing and need a passionate commitment to attract millennials  and jobs that will bring back our children after college. I’m seeing talented young people bypass coming here because they can’t get traction in our market. And yet we capped density where young professionals might want to live limiting supply and driving up already high prices. It’s about design folks—not some artificial number. We learned that lesson in the early 2000s, we need to learn it again.

Our community is divided–by personalities, history, perceptions, rumors, innuendo, social media, armchair critics, racial lines and even whether we like festivals or not.

You get the picture.

There are answers to all of those challenges or at least ways to make things better.

But an honest candidate would tell you that it’s hard to impact anything if your divided, focused on the wrong things and too busy labeling others to enjoy the good things in our community while working together on alleviating the bad and uniting against the ugly.

This March please vote. But kindly insist on honesty and experience in the candidates you ultimately choose to support. Seek candidates who have rolled up their sleeves and done something FOR this community.

It’s easy to discern those who are genuine and real from posers who divide and label in order to amass power.

Ask them what they will do with the power if they get it. Ask them how they plan to solve problems and seize opportunities if they divide, judge and label.

The truth is they can’t.

Because it really does take a village.

 

 

 

Better Boulder Inspires A Better Delray

We used to be the city that went across the country sharing our story and inspiring others.

Some cities came here…from across Florida and the south—Greencove Springs, Cape Coral, Punta Gorda, Miami Lakes, the Smart Growth Partnership of Broward County, the Urban Land Institute, business leaders from Tennessee, Georgia, Alabama, Michigan and others—because they saw Delray as a progressive and innovative laboratory on topics ranging from events and festivals to housing, downtown revitalization and smart growth.

And we went out across America to tell our story too—visiting places like Tucson, Greenville, Carmel, New York, Reno, Baltimore, Kansas City and Bellevue, Washington– to share best practices and learn from others as well.

That thought crossed my mind last week when we hosted a group of community leaders from Boulder, Colorado who have created a movement that is sparking others across the nation to say Yes in My Backyard—to jobs, a clean environment, good schools, economic opportunity, smart land use, transportation and housing for all. Indeed Better Boulder (www.betterboulder.com) hosted the first ever YIMBY (Yes in My Backyard) conference in North America last year attracting interest from across the country and as far away as Helsinki, Finland.

Better Boulder is a coalition of young and old, business leaders, environmentalists, parents, educators, housing advocates united in a belief that when it comes to policy—there is more that binds us than divides us in our communities.

They believe in education, infill development, building cities for people (not cars), a healthy environment and housing for all. Those shared values have allowed business leaders and “enviros” to find common ground and build relationships that enable Boulder citizens to work together on a range of issues.

John Tayer is president of the Boulder Chamber and he is passionate about the importance of economic interests. He believes in the chamber’s advocacy role but he has found a lot in common with former Boulder Mayor Will Toor, a noted environmentalist who likewise understands the dangers of sprawl, the importance of jobs and the need to create a sustainable city for all.

Molly Tayer—John’s wife—has done a lot of advocacy work on a range of land use, transportation and housing issues and the other member of the coalition Ken Hotard is the VP of the Boulder Board of Realtors, which strongly advocates for housing and quality infill projects.

All have learned about the need to reach out and build coalitions around common objectives and aspirations. Boulder is a community—like ours—that is wrestling with some weighty issues. But they have found a way to unite and a way to value relationships even though sometimes they might not see eye to eye on every issue. It’s an important and inspiring message at a critical time.

We live in an increasingly polarized society—fueled by bathrobe pundits on social media—who seek to label, divide and stir the pot.

Terms like “special interests”, “greedy developers”, “chamber types”, “renters” and “slick lobbyists/consultants” are thrown around to disparage, minimize and divide people. That’s the price we pay to live in a free society and truth be told it’s a bargain. But….

It’s not healthy.

It doesn’t build community.

And it doesn’t solve problems.

Divisiveness also doesn’t enable us to seize opportunities. It does however, dampen spirits, dissuade volunteers and deter investment—and over time that is death to a community’s spirit.

The biggest asset of most cities is the excitement and vision for their hometown that stakeholders are able to share with the world. Civic pride and a sense of mission drives excitement and compels people to get to work building good things.

When you love something, you commit. And when you commit, magic happens.

Other cities have beaches and main streets, but our main street and side streets and historic neighborhoods and cultural amenities are special, important and have created a tremendous amount of value—both real (property values) and intangible (quality of life). Our friends from Boulder were impressed—so are many others and we should take pride in our accomplishments.

But they also know that none of what has worked would have been possible without teamwork and a collaborative culture. Community work—even politics—should be fun, was a big part of their message. Many people don’t feel that it’s fun anymore to volunteer in Delray, or work here or run for office or seek approval for a business venture.

Unlike others, I will never pretend to speak for anyone or everyone. But I’m sharing an observation that I hear in every room I enter these days across a range of activities and endeavors. Those voices of discontent can be dismissed, labeled, disparaged or even bullied. But they shouldn’t be ignored and pretending they don’t exist doesn’t make them go away. These same people are also firm in their conviction that more needs to be done–more opportunities, more good jobs, better housing options, more culture, more civility, more preservation and yes more smart development.

A group of us reached out to Better Boulder because of these voices and because we love and cherish Delray Beach. We want to see a Better Delray for our children, for our families and for the causes and organizations we are passionate about. That’s the special interest…that’s the agenda, not hidden but available to all in plain sight.

At dinner with our new friends from Colorado, we shared that whatever success that was achieved was hard fought and far from certain.

It took a village. A great many people working together—black and white, rich and poor, young and old to build what we think is a pretty special place. But there’s more to do—jobs to create, neighborhoods to fix, people to help, problems to solve and opportunities to seize.

We aspire.

We are not complacent.

There is too much at stake.

We believe that the best is yet to come.

But only if we work together and remain focused on building a better future.

We need you to get involved…now more than ever.

 

 

Trust & Confidence Make The Difference

America is a politically divided nation.
But there’s a few things Americans agree on when it comes to the federal government.
It can’t be trusted.

It’s wasteful.

And it’s led by people who say and do anything to get elected and then abandon those promises to serve special interests.

Is the same dynamic infecting local government as well?
A new study by NYU Professor Paul Light, a recognized expert on public service, concludes that almost 70 percent of Americans say the government needs major reform, even though there is a wide divide on what needs to be done and how to get there.
As an old political science major, I find the study interesting.
But this blog focuses on local issues and so I always try to view findings through that prism.
Does this national trend threaten the reputation and trustworthiness of local government?
About a decade ago, I was part of a small group of local mayors who founded the Florida League of Mayors. It was an offshoot of the Florida League of Cities and the organization tried to capitalize on surveys at the time that found  Floridians had enormous trust in local government and that mayors especially had the confidence of citizens.
People might have been wary of Tallahassee and may have been disgusted by Washington but they liked their local governments.
Trust and confidence in your City Hall is an often underrated asset.
And it works both ways: citizens obviously win when they have faith that their tax dollars are being spent wisely and that their local officials can solve problems and seize opportunities. And those who work in local government win too when their citizens support and trust them. They can safely innovate and they can feel confident that their citizens support them in what can be very difficult jobs.
There was a time when Delray stood out in this regard. A time when over a thousand citizens volunteered for the Police Department, raised money for public safety budgets, voted to go into debt and raise their taxes to fund community projects and generally felt that City Hall was an agent of progress, a place where problems were solved and where you could find answers and support.
City staff was outcome oriented and not mired in process. Things got done: Small things–kitchen permits, sea grape maintenance, leases for key non-profits etc.
Big things got done as well–the Decade of Excellence, the creation of a Community Land Trust, the adoption of a Downtown Master Plan and more.
How do big and small things happen? What makes progress possible?
In a word: culture.
Not the kind that might describe art and music, but rather the kind that allows for collaboration, creativity, compromise, compassion, civility and empathy.
A good culture is built on trust and accountability–those two words are not mutually exclusive. You can have both.
When you have a good culture in your town, there are no limits to what can be accomplished.
The best leaders I have seen empower people. And the best outcome you get from a culture of empowerment is confidence and momentum.
Positive momentum is immensely powerful. It creates special cities. When you believe in what your doing and you have the confidence to venture great leaps occur.
I started writing about Delray Beach in 1987.  I hear many people around town comparing this era to the 80s. It’s not a good comp as they say in real estate.

Some say the level of dysfunction and rancor among commissioners is comparable to that era. Some say it’s not as bad, some say it’s worse.
My take: the 80s were rough here, marked by crime, drugs, blight, instability at City Hall and racial tension.
But some big things got started. Some important seeds were planted. The first historic districts, the launch of Old School Square, the creation of a CRA, a major effort to improve local schools, the seeds of Pineapple Grove, Visions 2000 and the Decade of Excellence.
Pretty great stuff. And yet…what do people remember as much or maybe more than the achievements? They remember the revolving door of managers and department heads, the backbiting among elected officials and the sense that other places were thriving and we were stuck.
And then it changed.
The culture that is…a new crop of commissioners and a new mayor were elected, stability returned–civility too. Progress happened and Delray was on its way.
Delray developed a brand as an innovative city, a pacesetter, a good place to work, a good place to live and a good place to invest. Fun, vibrant and  entrepreneurial were among the words often used and bus loads of people from other cities came here to see how “it” was done.
So what’s the buzz now?
Citizens suing the commission over a charter violation because warring elected officials cannot compromise.
A revolving door of managers and department heads.
Major private investments delayed, pronounced dead or in costly litigation.
Residents complaining about a toxic culture and how hard it is to volunteer in this city. Yep, how hard it is to volunteer because of a culture of toxic politics on the commission.
2017 is a New Year and a chance to turn things around. It can be done.
We’ve done it before.

If we do, we will solve problems and seize opportunities. If we don’t, we risk 30 years of progress and more important –our future.
It’s time for a change. If you love Delray as many of us do, it’s time to get moving. We stand for what we tolerate. And right now we are tolerating a whole lot of nonsense.

Post Thanksgiving and Still Thankful

Still vibrant after all these years.

A friend of mine sent me an old Power Point a few days before Thanksgiving.

They were combing through the archives and came upon a presentation a bunch of us gave in 2003 at a conference called Transforming Local Government.

The Power Point chronicled the city’s efforts to craft a Downtown Master Plan in 2001 and the hard fought efforts that were made to involve the community in the vision.

The old photos brought back a flood of memories—there were many faces I hadn’t seen in a while. Some people have moved away. Some people have passed away. Many are still involved; others were once deeply involved and have now faded from the scene.

Accompanying the email was a note: “I had almost forgotten how far this city has come. I had almost forgotten how much was accomplished.” Indeed.

In the rush of time, in the hectic pace of our lives and the blizzard of “stuff” we have to deal with—we too often sacrifice perspective and appreciation.

We don’t stop to be present, but we also don’t slow down to look back or look ahead.

I think to be a healthy, balanced person we need to do all three: appreciate the moment, be grateful for what we’ve experienced and plan for the future with a hopeful heart.

I think the same goes for communities, businesses and organizations.

It’s wise to appreciate where you are on the journey—this very moment when you just made something happen in your city, when you just inked a sale for your company, booked a great act for your arts organization or hit send on a piece you are about to publish.

As I looked at the power point slide show, I caught a photo of my daughter at age 11. Sam is soon to be 27 and is now teaching special education in Tampa. But in this slide she was still my little girl, ponytails, glasses, peasant dress working at a table with other kids drawing their vision of what they wanted their hometown downtown to look and feel like.

I wonder where some of these young people are today. Are they still in Delray? Did some of them go off to school and come home to start families here? Are we doing enough to make this place their place? Are we thinking about the future? Their future? I saw some photos of some older residents who have passed and I smiled. They were old many years ago and still found it important to participate, to care, to plan for a future they must have known they might not see.

After viewing that long presentation, I took the dogs and took a long walk through a park.

It was a glorious Florida day—perfect temperatures, perfect, peaceful.

Dogs live in the moment and have so much to teach us if we care to look. But I also believe they are clued in to our emotions and moods. My mood was an odd mix of happy and reflective. The dogs were just happy to be out and sniffing around. So was I.

I’m not immune to the headlines—venomous politics, heroin, crime, poverty all of which weighs even heavier (if that’s possible) during the holiday season. But…I also found myself feeling good about where I am and where I live.

I thought about how privileged I was to be given an opportunity to serve a community…my community…this community especially.

It wasn’t easy. And if they tell you it was, they weren’t there.

But wow was it ever good.

That old power point—from a place far, far away and yet right around the block, was a reminder of what can be accomplished when you capture positive energy, ask people to work together and dream of a better tomorrow. Did we get all we dreamt about? No, you never do. Nor should you.

But we did move the needle…

We built something special. More importantly, we had something special. I think it’s called love of community. I think it’s called civic pride, optimism and belief. If you collect those ingredients, I assure you there is nothing you can’t do. If you tolerate the opposite—hatred, blame, negativity and distrust—you put it all at risk.

The beauty of life, business and community is there is always more to do. For that we ought to be thankful. It’s motivation to pursue progress.

I believe the best is yet to come but that statement comes with a big caveat: only if we harness the power of neighbors coming together and working toward a better tomorrow.

Sounds hokey? Maybe to the cynics, but those of who believe know it works.
