Imagining A New World And The Good Stuff We Leave Behind

Remote work has the potential to upend our work lives forever.

Have you noticed how fast the world moves these days?

Big changes can creep up on you, at first you may hardly notice than all it once the ground shifts and an era is gone.

When I was a kid growing up in 1970s Long Island, malls were all the rage. It’s where we hung out week after week. There was a food court, a Herman’s Sporting Goods Store, a Walden Books, a movie theater and a Spencer’s Gifts. That’s pretty much all we needed unless there was an event that required some new duds—then we moseyed over to Chess King where the polyester flowed like Niagara Falls.

The mall, the neighborhood and school were our world.

My friends all lived within a few miles of each other. I really didn’t know too many people who weren’t from the Tri-State area. Most of our parents were born, raised and lived within the confines of the Island, Westchester, New Jersey and the five boroughs. When a kid from Pennsylvania moved into the neighborhood he seemed exotic. When a family from Oregon moved down the block we lined up to take a look—the Pacific Northwest might as well have been Timbuktu.

 

Today, that’s very different.

Thanks to tech and apps like Tik Tok, our children have friends all over the country and the world. “Friend” of course is a relative term. While my friendships were forged because of proximity and relied on me seeing my buddies every day at school, today young people may never be in the same room with their best friends. They chat, text and play video games with people from all over the world.

It happened slowly and then all it once.

As we begin to see the world post-Covid (we are still very much immersed in the virus and need to be vigilant) what might the world have in store for us?

Lately, I’ve been thinking about the fate of retail and office—two big players in our physical world.

Changes in consumer behavior that seemed relatively marginal and slow-moving undermined the value of retail real estate very quickly in the U.S., especially the once beloved shopping mall. Experts believe  the same potential for disruption exists in the office sector, with changes in human behavior being massively accelerated by Covid-19.

I recently read an interview on an influential real estate blog that painted an interesting picture. Here’s what one British expert had to say.

“Offices are not dead; they are very much alive,” RealCorp Capital founder Chris Kanwei said. “But a word of caution I would sound: For most of us, we tend to look at how offices will work in the future from the perspective of our own orientation. An example, if you take UK shopping centers and look back a few years to 2006, shopping centers and retail parks were a huge deal, they were springing up left, right and center. But just on the sidelines there was Amazon. And no one figured out in 2006 where Amazon would be today, and where shopping centers would be. It is just that sort of parallel you have to look at.”

 

Kanwei said part of the inability of retail real estate to see change coming is because a group of people with very similar backgrounds and experience could not envision a future that might be radically different from their own past.

 

“There were arguments put up by mostly middle-aged people at the time: You will always love the shopping center experience, you will always want to go there with your family or your friends on the weekend. And it was a great argument, but it was being made by people to other people who saw life the same way, who had the same future aspirations.”

 

There is the potential for the same thing to happen in the office sector: an expectation that the behavior of future generations will essentially be the same as what has gone before. While the difference might not be as extreme as changes to shopping patterns, they have the possibility nonetheless to drastically alter real estate usage and value.

 

“We have a generation coming up now who are not seeing life the same way,” Kanwei said. “They are not always as interested in going out and playing with their friends. They making friends online in South America, in Russia, in Africa, playing chess games online and interacting. That is the trend: We see more and more people not wanting to engage with other humans directly. Humans collaborating will never be taken away. But we have to understand that there is a generation coming through that won’t just engage in the same way we did. This same generation will be moving in to the offices of the future, and will look to engage differently, and could see the office structure of today as archaic — why would you want to bring all of these people in to the office? And that might well change the outlook people have on offices, in the same way it has in retail. I’m not calling an apocalypse for the office. But if you are investing for the long term, you have to bear in mind, your office investment may have been worth £200M, but down the line it may be worth £5M, as we have seen with shopping centers.”

Yikes.

Still, that scenario is entirely possible.

My 28-year-old son works for a large publicly traded corporation with offices in Palm Beach County. He got the job during Covid, which means he has never worked in the home office. Instead, he’s working out of his living room and thinking of finding bigger digs because his remote working arrangement may prove permanent. He also realizes that he can live anywhere and dial into the office.

He doesn’t seem bothered at all by the situation. As his boomer dad, I can see his point but wonder if he will miss out on the camaraderie, friendship and esprit de corps of working side by side with co-workers instead of screen by screen.

I happen to like the office.

I’ve worked in newsrooms (which are the best)—chock full of characters working on interesting stories and more “corporate” environments where I was able to make some lasting friendships.

As someone who values collaboration and who always has lots of questions for my colleagues the idea of working remotely forever doesn’t appeal to me.

I like the collision of ideas, the rhythm of the day, the ‘hey what are we doing for lunch’ routine that makes the day fly by.

As Seth Godin says: “The optimism and possibility that come from training and learning in groups is a miracle. It means that, with a little effort, we can level up, become more productive and enjoy the work more tomorrow than we did yesterday.”

So as we gradually emerge from our Covid cocoons, I hope we slow down and make some conscious decisions. Do we really want to give up the office?

After all, while millions enjoy the convenience of Amazon and a “one-click” society, didn’t we lose something by putting all those neighborhood retailers out of business?
Trade-offs.

Convenience versus camaraderie. Price versus personal service. Digital versus experience.

There’s no holding back the future—it will come. That’s the law. But we can and should choose wisely.

On Doc’s, Real Estate & The Importance of Libraries

Real estate prices in Delray Beach and Boca Raton can be mind boggling.
We’ve all seen the headlines regarding Doc’s, the Sundy House, the Green Owl and Huber’s Drugs.
Big prices. Huge bets being made by deep pocketed people.
These are iconic properties and as such important.
Change is also important and inevitable but it’s also critical that a city hold onto to its history, it’s look and it’s feel.
While I cannot begrudge property owners for selling their land for big prices I think there are two concerns that cities can address–they’re not easy challenges and the solutions are imperfect but worth considering.

Those concerns are affordability and  design.
Maintaining affordability in a sizzling market is not easy–market forces are strong and difficult to buck. But there are some strategies cities can deploy to ensure that mom and pop merchants can remain viable.
On the residential front tools such as density bonuses can be used to ensure at least some affordability.
Delray has also done yeoman’s work by creating and supporting a very effective Community Land Trust in which a non-profit entity buys land, develops property and places the land in a trust to ensure affordability in perpetuity. Homeowners own the homes but the land remains in the trust and increases in values are capped.
One wonders whether a similar approach can be taken to commercial property–an expensive proposition no doubt but it might be something to explore for culturally important properties.
Other tools include historic designations which would not cap appreciation of values but would control what can happen to a property if it is bought and redeveloped. If properties are not already designated historic, property owners often balk at seeking the designation because it hinders development. This is not a phenomenon limited to developers, we’ve seen single family neighborhoods rebel when the historic word is used.
I always felt CRA’s could be used to strategically acquire properties so that the city can control their disposition.
While there are some constraints and limitations (including the Sunshine law which makes it hard for CRA’s to move on land discreetly) there’s no doubt that CRA’s can and have bought important properties enabling cities to shape the future look, feel and use of land and districts.
I think an opportunity was missed to purchase the warehouses in the Artist’s Alley neighborhood. If the CRA had grabbed that strategic real estate to go along with their wise purchase of the Arts Warehouse there’s no doubt we could have had a sustainable arts district–our version of Wynwood which could have been placed in a trust and managed by another entity.
Instead, the battle between community desires and market forces will persist and we all know the win loss record on that front isn’t good. Delray’s track record is actually better than most cities in this regard as a result of visioning efforts and CRA investments. When you own properties you can control their destiny. The City Commission would be wise to tighten their relationship with the CRA, get on the same page and work together on these types of initiatives.
The other tools available to cities worried about gentrification are to develop design guidelines to stop or mitigate generic architecture and to encourage the development of other shopping districts so that as areas heat up, independents have a place to go.
Delray’s brave decision to narrow Federal Highway has converted that stretch from a highway to a neighborhood street opening up commercial possibilities. South of the avenue and other nooks and crannies may also offer opportunities now that Atlantic Avenue and Pineapple Grove’s prices have soared. Of course, with prices exceeding $1 million on acre on US 1 it won’t be easy.

Libraries are cool
We had an opportunity to attend the 10th annual Laughs With the Library event at the Marriott featuring the terrific Bobby Collins.
If you haven’t seen Bobby perform, put it on your bucket list. He’s a comedian’s comedian.
A large crowd turned out to support our library. That was heartening to see.
Lots of rumors are swirling around the library including making it a city department. That would be a mistake.
The Delray Library has a rich history and it’s location is ideal to serve the community. It also happens to be a beautiful place.
Is there a place for a library in the 21st Century? Yes, as a community hub, intellectual center, lifelong learning facility and a place for children and families to develop and indulge a love of books and reading. That’ll never go out of style.

Real estate buzz at Lynn

A few weeks ago, Lynn University President Kevin Ross convened a round table to discuss the creation of a real estate program at Lynn.
I was privileged to attend the small gathering and encouraged to start spreading the word. So I will. Gladly.
I’m a huge Lynn fan and a big admirer of Dr. Ross who is entrepreneurial and innovative. He’s a leader. And I like leaders.
The idea is not fully hatched yet but there’s a resolve and a commitment to create a boot camp program to teach skills to those passionate about real estate.
Executives from GL Homes, Kayne Anderson, Avison Young are at the table and there is a huge need to train people in all aspects of the profession.
Since growth and development are always at the top of the list in Boca and Delray it’s important to train a new generation in skills ranging from design, transaction, land use, resiliency, environmental sustainability, urban planning and more.
There’s also a screaming need to elevate the dialogue around these issues. Here’s predicting that Lynn will lead the way.

Thankfulness Disrupts Complaining

Wow, the news  has been grim lately.

Terrorism, fear, violence, threats.  We’re seeing it all, aren’t we?

So it’s understandable if we might be approaching the holidays with some trepidation this year.
In the spirit of Thanksgiving we offer our annual list of things and people who make us thankful.

This list is by no means complete, which is something else to be thankful for. But it’s offered in the spirit of trying to lift your spirit. We hope you enjoy and begin to think about all the things in our community that make us happy.
1. Friday Night Concert Series at The Old School Square Pavilion:

Where else can you sit under the stars for a suggested three dollar donation and hear great music week after week in the midst of the best downtown around? Last week, we caught the B Street Band, a Springsteen tribute band of great renown (they’ve been at it since 1980) and marveled at the age mix and happy faces of people dancing. If you are downtown next Friday at 7:30 make sure to catch a tribute to Tina Turner. Fabulous series, fabulous venue.
2. Delivery Dudes and The Downtowner:

Between these companies and services like Uber,  we now have amazing options for transit and food. We remember when the only option was Domino’s but Delivery Dudes brings the best restaurants in Boca and Delray straight to our doors. The Downtowner is also a cool way to avoid driving. Great concept.
3. Mizner Park:

Sometimes derided as contrived, we like the place and we love the music and restaurants. And based on the crowds, so do many others.
4. The Living Room Theater and Ipic:

There’s still nothing like seeing a movie with others. As great as VOD can be, a movie experience is still better in a theater. Ipic has taken luxury movie going to a new level and Living Room’s programming is spectacular.

5. Lake Ida Park:

A jewel of a park that doesn’t get a whole lot of publicity. But Lake Ida Park has trails, loads of wildlife, great fishing, boating, picnic facilities and a wonderful dog park. Bravo!
6. Evelyn Dobson:

The long time director of Delray’s pioneering and innovative Community Land Trust has done a terrific job building high quality housing in Delray’s northwest and southwest neighborhoods. As the CLT celebrates its 10th anniversary we are grateful for its tremendous work and anxious to see it continue. And we are thankful for Evelyn’s rock solid leadership.
7. Local Rescue Organizations:

We love animals. We really love dogs. And we are so thankful for local rescue organizations. Dezzies Second Chance, Tri County and ARF are just a few of the great organizations serving our community. Personally, we are forever grateful to Kelli Freeman for connecting us with Linda’s Goldens so we were able to adopt Teddy. He has enriched our lives immeasurably.
8. Leaders Who Care:

Cathy Balestriere and Bill Branning are two community leaders who have given a huge amount to Delray. Both serve on Delray’s extraordinary CRA with distinction but that’s only the beginning. Bill chairs Old School Square, supports Delray charities and runs BSA Corporation, one of the area’s leading contractors. He’s a great guy too. Cathy is a brave and outspoken leader who has done a tremendous amount to build Delray’s brand in the world of tourism and hospitality a key industry through her long time involvement with Crane’s Beach House, a unique property. She and her team have found a way to thrive among giants, competing ably with large hotel brands. She has also done a huge amount for local charities through her events at Crane’s. For that and more we are thankful.
9. The staff at Old School Square is lean and awfully effective. They work hard and are dedicated beyond words. We are grateful. It does not go unnoticed.
10. Congress Avenue Task Force:

Personally I am thankful for the 35 plus members who have devoted the better part of the year to envisioning a brighter future for the key corridor.
